Ottawa's older homes near the Marais des Cygnes River and newer houses on the edges of town both have concrete that settles over time. Metro Wide lifts sunken walks, driveways, stoops and patios with polyurethane foam, and you can start with a texted photo.
Ottawa is the county seat of Franklin County, southwest of Kansas City along I-35. The Marais des Cygnes River runs through town, and Ottawa University and a historic downtown along Main Street are both here. Many neighborhoods have homes from the late 1800s and early 1900s, including Victorian-era houses with porches and long front walks, while newer subdivisions are scattered around the edges of town.
The concrete here ranges from century-old sidewalks to driveways on homes built in the last few years. Older properties often have walks and porch steps that have settled unevenly, and narrow driveways that have sunk along the house. Newer homes see garage aprons drop and patios tilt as fill compresses. Small businesses downtown have storefront walks that take steady foot traffic, where a dropped panel is a real hazard.
Polyurethane foam leveling can address many of these without demolition, lifting the existing slab through small ports and filling the voids underneath. Residential lifts are covered by our 2-year warranty, and we also offer crack and joint sealing as a separate service.

Local Conditions
Why concrete settles in Ottawa.
The Marais des Cygnes River and the creeks that feed it shape much of Ottawa's ground. Areas closer to the river sit on floodplain soils, layers of silt and clay that hold water and can stay soft for much of the year. The town has a long history of flooding along the river, and repeated saturation weakens soil and can carry it out from beneath slabs.
Away from the river, the uplands have heavy clay soils with strong shrink-swell behavior. Those clays swell during wet periods and contract sharply in dry summers, opening gaps beneath slabs and along foundations. Each winter, freeze-thaw cycles work water deeper into those gaps, and the void under a walk or driveway grows a little more.
In the historic neighborhoods, old trees, aging gutters and decades of utility work all add to settling. In newer areas, loosely placed fill around foundations is the main concern. Either way, we look at how water reaches each slab and will tell you what we see, since a lift lasts longer when the water problem is handled too.
Signs your slab has lost support
A lip or step-up at a driveway, sidewalk, or garage joint
A patio or walk that tips toward the house
Gaps opening between steps, stoops, and the foundation
Water pooling on a slab or flowing toward the home
Hollow sounds or visible washout along a slab edge
Common Ottawa Projects
The concrete we lift most often in Ottawa.
Every slab is different, so we start with what is happening at your property. These are the repairs Ottawa property owners ask us about most.
Walks and porch landings on historic homes
Older Ottawa homes often have long walks with settled squares and porch landings that have dropped below the first step. Where the concrete is solid, foam can raise it back into line and remove the trip edges.
Driveways on lower ground
Homes on lower ground near the river may see driveway panels sink or tilt as wet soil softens. Lifting intact panels and improving drainage around them can help them stay put through the next wet season.
Downtown storefront sidewalks
Businesses on Main Street rely on safe, even walks at their entries. Where the property owner is responsible for the walk, leveling can correct dropped sections with less disruption to customers than tearing out and repouring.
Patios on newer homes
Patios behind newer homes can sink toward the back door as backfill compresses. Lifting the low side helps restore runoff away from the foundation and keeps rain from collecting at the threshold after every storm.
Our Ottawa Leveling Process
How a polyfoam lift works, step by step.
01
Send photos
Text a wide shot, close-ups of the low joints, a tape measure showing the drop, and the address.
02
Review & quote
We look at the settlement, slab condition, and drainage, and follow up with a quote or questions.
03
Drill small ports
On the day of the repair we drill small access holes at planned points across the settled slab.
04
Lift in stages
Expanding polyurethane fills the voids and raises the concrete gradually while we watch the transitions.
05
Patch & clean up
Ports are patched, the area is cleaned, and the surface can usually be used again soon after.
Services in Ottawa
Concrete lifting services available in Ottawa, KS.
Metro Wide lifts and stabilizes most types of flatwork. Choose a service to learn how the repair works.
Yes. Ottawa falls within our general service area of about 75 miles around Kansas City. When we can schedule depends on your address and the size of the project. A good way to start is by texting photos of the concrete and your address, so we can give you a remote quote before making the trip and plan the work efficiently.
My home flooded in the past. Can the concrete still be lifted?
Possibly. Flooding can wash soil out from under slabs and leave large voids, and it can also weaken concrete. If the slab is still in solid pieces, foam can fill the voids and lift it. If it is badly cracked or broken, replacement may be the better option. Photos of the whole slab and the damaged areas help us tell which applies to your property.
Can you seal the cracks after lifting?
Yes. Crack and joint sealing is a separate service we offer. After a slab is lifted, sealing open joints and larger cracks helps keep water from getting under the concrete and creating new voids. It won't make the cracks disappear, but it is one of the simpler ways to protect the repair, especially on heavy clay soils like those around Ottawa.
How big are the holes you drill?
Polyfoam lifting uses small access ports, much smaller than the holes used for traditional mudjacking. The number and placement depend on the slab. After the lift, the ports are patched.
How much does concrete leveling cost in Ottawa?
Pricing depends on the size of the slab, how far it has settled, how much void space is underneath, access, and how many areas need work, so we do not publish a flat price. Text photos, rough measurements, and your Ottawa address and we can usually provide a remote quote. Leveling is often far less disruptive than tearing out and replacing a slab that is still usable.
How soon can I use my driveway or walkway after leveling?
Polyurethane foam cures quickly, so foot traffic and normal use can usually resume much sooner than with newly poured concrete. The exact timing depends on the repair, and we give you specific instructions when the work is finished.
