Leawood homes often have large driveways, decorative patios and long front walks that are expensive and disruptive to replace. When part of that concrete settles, Metro Wide can lift it with polyurethane foam through small ports, keeping the original slab and finish in place.
Leawood runs along State Line Road from its original neighborhoods near Lee Boulevard in the north to newer, larger homes south of I-435 and around Ironwoods Park. Many properties sit on generous lots with wide driveways, side-load garages, circle drives, and outdoor living areas built around patios and pools.
That kind of concrete is a real investment, and stamped, colored or exposed aggregate finishes can't be matched easily if a section is torn out and repoured. Foam leveling is a practical way to correct a settled panel while keeping the original surface. Common Leawood calls include driveway panels that have dropped near a side-load garage, sunken sections of a front walk, and patios or pool decks that have tilted and now hold water after a storm.
We also level sidewalks and entries at commercial properties, such as the retail and office centers along Nall Avenue and 119th Street, where uneven joints at busy storefronts are a safety concern. Residential lifts are backed by our 2-year warranty, and crack and joint sealing is available as a separate service.

Local Conditions
Why concrete settles in Leawood.
Leawood's ground is gently rolling, cut by Indian Creek, Tomahawk Creek and their smaller branches. Most of the soil is silty clay that holds water, swells, and then shrinks as it dries out in late summer. Big lawns, mature landscaping and established shade trees draw a lot of moisture out of the soil during dry spells, which can make that shrinkage more pronounced next to beds and trees.
Large homes also mean large excavations. Deep basements and walk-out lower levels require a lot of backfill around the foundation, and that is exactly where driveways, walks and patios meet the house. As the backfill compresses, the slab edges closest to the home lose support first, and a driveway that looked perfect at closing can develop a lip at the garage within a few years.
Pool decks and patios have their own issue: water. Splash-out, deck drains that empty under the slab, and irrigation along the edge all keep the soil under the concrete wetter than the surrounding ground, and over time that soil can soften or wash out. Fixing those water sources alongside a lift tends to give the best long-term result.
Signs your slab has lost support
A lip or step-up at a driveway, sidewalk, or garage joint
A patio or walk that tips toward the house
Gaps opening between steps, stoops, and the foundation
Water pooling on a slab or flowing toward the home
Hollow sounds or visible washout along a slab edge
Common Leawood Projects
The concrete we lift most often in Leawood.
Every slab is different, so we start with what is happening at your property. These are the repairs Leawood property owners ask us about most.
Side-load and circle driveways
Wide driveways with turns and multiple approaches have more joints, and more places for a panel to drop. We lift the settled sections to meet the surrounding concrete, smoothing the transition at the garage and reducing the edges that catch tires and snow shovels.
Decorative and stamped patios
Colored, stamped or exposed aggregate patios are hard to patch invisibly. Lifting keeps the original finish, and the only visible change is a few small patched ports. It works best when the slab is still in one piece or a few large pieces.
Pool decks
A settled pool deck can open gaps at the coping and send water the wrong way. Where the deck is intact, foam can raise sunken sections and help restore drainage away from the pool and house. We look closely at the area along the pool edge before recommending a lift.
Retail and office walks
Shopping and office centers along Nall Avenue and 119th Street see heavy foot traffic. Leveling uneven sidewalk sections helps reduce trip hazards at entries and along storefronts without closing them for a full tear-out and repour.

Can you level stamped or exposed aggregate concrete without ruining the finish?
Yes, in most cases. We drill small ports through the slab, inject foam to lift it, and patch the ports afterward. The decorative surface stays the same, though the patches will not perfectly match colored or textured concrete. Existing cracks remain visible after lifting. If you want, we can also seal cracks and joints as a separate service to help keep water out.
Will lifting my Leawood pool deck affect the pool itself?
We are lifting the deck slab, not the pool shell, and we inject in controlled amounts while watching the concrete move. Before recommending a lift near a pool, we look at how the deck meets the coping and whether there are drains or plumbing under it. If a section is not a good fit for foam, we will tell you rather than force it.
Should I level or replace a large driveway?
It depends on the condition of the concrete. If the panels are intact and the problem is that some have dropped or tilted, lifting is usually far less disruptive than replacement, and it keeps your existing finish. If the surface is badly scaled, crumbling or broken into many pieces, replacement may be the better long-term answer. Photos of the whole drive help us give you a straight opinion.
Do you offer a warranty?
Yes. Residential concrete lifting from Metro Wide is backed by a 2-year warranty. We will explain what is covered for your project when we provide the quote.
When is replacement a better choice than leveling?
If the concrete is badly broken, crumbling, severely spalled, or cannot move without damaging a fixed structure, replacement may be the better investment. We tell you when a slab is not a good lifting candidate rather than recommending a repair that will not hold up. Our leveling vs. replacement guide covers the trade-offs.
Can leveling fix water running toward my foundation?
Sometimes. Raising a patio, walk, or driveway panel that settled toward the house can restore some pitch away from the foundation. Drainage also depends on gutters, downspouts, and surrounding grades, so we point out anything that is likely to undo the repair.
