Mission Hills estates often have long driveways, wide walks, terraces and decorative concrete that would be costly and disruptive to replace. Metro Wide lifts settled sections with polyurethane foam through small ports, preserving the original surfaces and finishes.
Mission Hills is a quiet, almost entirely residential city along State Line Road, developed by J.C. Nichols beginning in the early 1900s around its country clubs. Its winding streets hold some of the region's largest older homes, including stone and brick estates and Colonial and Tudor revival houses, along with newer homes built on the same generous lots. Many properties have long driveways, motor courts, wide walks and terraces that are an important part of how the house looks from the street.
That concrete has often been poured in stages over many decades, and it can include exposed aggregate, colored or stamped surfaces, and borders that tie into stone walls and steps. When one section settles, a replacement rarely matches. Foam leveling lifts the existing panel, so the finish and its weathered character stay the same.
Common Mission Hills requests include raising a driveway section that has dropped on a slope, leveling the joints along a long front walk, and lifting a terrace that has started to tip toward the house. We will also tell you when stone or masonry elements need a mason rather than foam.

Local Conditions
Why concrete settles in Mission Hills.
Mission Hills sits on rolling, wooded terrain, with Brush Creek running through the area. Lots near the creek and on hillsides were often graded to create level areas for the house, drive and terraces, and the fill on the low side of those cuts is where settling tends to show up first, sometimes many decades later.
The soils are clay-rich and react strongly to moisture. The city also has some of the largest, oldest trees in the metro, and their roots draw heavily on soil moisture in late summer. That drying, followed by wet springs and repeated freeze-thaw, slowly opens voids beneath long runs of concrete. A long driveway has many joints, and each one is a place where water can get under the slab.
Many estates have extensive landscaping, irrigation and older drain lines that have deteriorated over the years. A failing drain or a downspout connection that has separated underground can saturate the soil under a driveway or terrace without showing on the surface. If what we see suggests a buried water problem, we will point it out so you can have it investigated before or alongside a lift.
Signs your slab has lost support
A lip or step-up at a driveway, sidewalk, or garage joint
A patio or walk that tips toward the house
Gaps opening between steps, stoops, and the foundation
Water pooling on a slab or flowing toward the home
Hollow sounds or visible washout along a slab edge
Common Mission Hills Projects
The concrete we lift most often in Mission Hills.
Every slab is different, so we start with what is happening at your property. These are the repairs Mission Hills property owners ask us about most.
Long driveways and motor courts
Long drives with many panels and turning areas give settling plenty of places to show up. We lift the dropped sections back into line with the rest, smoothing the drive without breaking out and replacing a large decorative surface.
Exposed aggregate and decorative walks
Aggregate and colored concrete are difficult to patch so they match. Lifting keeps the existing surface, with only a few small patched ports. It works best when the slab is still in solid pieces rather than broken into many small sections.
Terraces and rear patios
Large terraces off the back of the house often sit on backfill and can tip toward the foundation over time. Raising the low side can restore pitch away from the home where the slab, door thresholds and surrounding grades allow it.
Landings at the top and bottom of steps
Concrete landings at steps sometimes settle and leave an uneven rise that is easy to miss. Where the landing is a solid slab, foam can lift it. Hollow or masonry steps may need a different repair, and we will tell you if that is the case.

Our driveway is very long. Do you need to lift the whole thing?
Usually not. We lift only the panels that have settled, bringing them back into line with the sections around them. On a long drive, that may mean a few panels near the garage, a section on a curve, and an area where water collects. Photos of the full length, with close-ups of the problem spots, help us see which areas need work and plan the job.
Do you work around stone walls, steps and other masonry?
We work on concrete slabs, and many Mission Hills properties have slabs that meet stone walls, masonry steps or brick borders. Lifting a slab next to masonry takes care, and we watch those connections as the concrete rises. If a stone or brick element itself has moved or failed, a mason is the right person for that part, and we will tell you so.
Is foam leveling a good choice for an older estate driveway?
It can be, as long as the concrete is still sound. Older drives are sometimes thinner or have been patched over the years. If the panels are intact and the issue is settling, foam can lift them and fill the voids below. If the surface is badly scaled or broken into many small pieces, replacement may be the better investment, and we will tell you that up front.
How soon can I use my driveway or walkway after leveling?
Polyurethane foam cures quickly, so foot traffic and normal use can usually resume much sooner than with newly poured concrete. The exact timing depends on the repair, and we give you specific instructions when the work is finished.
Will concrete leveling get rid of the cracks?
No. Lifting changes the position and support of the slab, but existing cracks stay visible. Raising the sections on either side can bring a crack back into alignment, and crack and joint sealing is available as a separate step to help keep water out.
Is polyurethane foam better than mudjacking?
Both methods lift concrete by filling the space underneath it. Polyurethane uses smaller holes, weighs far less than a cement slurry, cures quickly, and resists washing out. See our polyurethane vs. mudjacking comparison for a full breakdown.
