Polyfoam Concrete Lifting · Jackson, Clay, Platte & Cass Counties

Concrete Leveling in Kansas City, MO

Brick bungalows in Waldo, Tudors along Ward Parkway, split-levels in the Northland, and warehouses near the river all share one problem: concrete that has dropped. Metro Wide lifts settled slabs across Kansas City with polyurethane foam, so you can keep the concrete you already have.

Concrete Leveling Near You

Sunken concrete repair in Kansas City.

Kansas City covers a lot of ground, and the concrete problems change with the neighborhood. South of the Plaza, in Brookside, Waldo, and the streets off Ward Parkway, many homes date to the 1920s through the 1950s. Their front steps, narrow driveways, and public walks have been settling for generations, and roots from mature oaks and maples add to the tipping. North of the Missouri River, much of the housing went up in the 1960s and later, and settled garage aprons and patios are the more common calls.

Most of what we fix is ordinary and frustrating: a walk panel that catches a toe, a driveway that sends water toward the garage, a stoop that has separated from the porch, or a patio that now drains back at the house. Polyurethane foam goes in through small ports, raises the slab, and fills the empty space underneath. There is no jackhammer, no dumpster in the street, and the area is typically ready to use soon after we pack up.

We also work for landlords, property managers, and businesses throughout the city, from multi-unit buildings in Midtown to shop floors and loading areas in industrial districts.

Local Conditions

Why concrete settles in Kansas City.

Kansas City sits where two very different soil settings meet. North of the Missouri River and along the river bluffs, the ground is capped with wind-blown loess, a fine silt that holds up well when dry but loses strength and erodes quickly once water gets moving through it. South of the river, most neighborhoods sit on clay soils weathered from the area’s shale and limestone, and those clays swell after heavy rain and shrink hard in a dry August.

Terrain matters too. The city is cut by the Blue River, Brush Creek, and dozens of smaller drainages, so many older streets were built on hillsides and filled ravines. Water running downhill under a driveway or along a foundation slowly carries soil with it. Freeze–thaw cycles each winter widen the gaps that open up.

In the East Bottoms, the West Bottoms, and other low areas near the rivers, slabs sit on alluvium, layered sand and silt deposited by floods. That material can consolidate unevenly under the weight of trucks and equipment. Wherever the cause, lifting works best when the slab is still in one piece and the source of the water is addressed.

Signs your slab has lost support

  • A lip or step-up at a driveway, sidewalk, or garage joint
  • A patio or walk that tips toward the house
  • Gaps opening between steps, stoops, and the foundation
  • Water pooling on a slab or flowing toward the home
  • Hollow sounds or visible washout along a slab edge

Common Kansas City Projects

The concrete we lift most often in Kansas City.

Every slab is different, so we start with what is happening at your property. These are the repairs Kansas City property owners ask us about most.

Concrete porch steps and walk before and after leveling

Front steps and stoops on older homes

Many pre-war homes in the southern neighborhoods have concrete stoops that have tipped toward the house or pulled away from it. When the stoop is still one solid piece, we can often raise it back toward the porch, even out the first step, and reduce the gap that lets water in against the foundation.

Garage approach slab before and after polyfoam lifting

Narrow driveways and garage approaches

Older single-lane driveways and rear garage pads often sink where they meet the alley or the street, and the panels in between start to rock. Lifting the low sections removes the bump at each joint and helps water drain away from detached garages instead of pooling at the door.

Sidewalk trip hazard before and after concrete leveling

Sidewalks and trip hazards

Public walks in front of homes and rental properties are a common source of trip complaints, especially where tree roots and runoff have worked on them for decades. We raise the dropped panels so the joints line up, which is often faster and less disruptive than removing and repouring the walk.

Polyfoam injection at a settled loading dock slab

Warehouse floors and loading areas

Commercial and industrial slabs in the river districts can settle under forklifts, racking, and truck traffic. Foam lifting lets businesses correct uneven floors, dock approaches, and drive lanes with limited downtime and no large demolition, so operations can keep moving around the work.

Why property owners choose polyurethane leveling

  • Water-resistant fill. Cured foam does not wash out the way loose soil and some slurries can.
  • 2-year residential warranty. Residential lifting is backed by Metro Wide’s 2-year warranty.
  • Keeps your existing concrete. No demolition, haul-off, forms, or new pour when the slab is still structurally usable.
  • Small, discreet ports. Polyurethane needs much smaller holes than traditional mudjacking.

Kansas City Concrete Leveling FAQ

Questions from Kansas City property owners.

My house is almost 100 years old. Can the original sidewalk or stoop be lifted?

Often, yes, if the concrete is still in reasonably solid pieces. Old concrete is frequently very dense and lifts well. The limit is condition: if a slab is badly crumbled, broken into many small pieces, or the steel inside has rusted through, replacement may be the better choice. Text us photos and we will tell you honestly which situation you have.

Do you work on the Northland side of Kansas City, too?

Yes. We work on both sides of the Missouri River, including Northland neighborhoods in Clay and Platte Counties. The soils north of the river tend to be silty loess over glacial material, and settled garage aprons, patios, and pool decks are common there. The process and the 2-year residential warranty are the same wherever you live.

Can you level the sidewalk in front of a rental property I own?

Yes. We work for landlords and property managers all over the metro. Leveling raises the dropped panels so the joints line up and the trip point is reduced, without tearing out the walk. Send photos of each problem area with a tape measure showing the height difference, plus the address, and we can usually quote it without an initial visit.

Is polyurethane foam better than mudjacking?

Both methods lift concrete by filling the space underneath it. Polyurethane uses smaller holes, weighs far less than a cement slurry, cures quickly, and resists washing out. See our polyurethane vs. mudjacking comparison for a full breakdown.

Do you offer a warranty?

Yes. Residential concrete lifting from Metro Wide is backed by a 2-year warranty. We will explain what is covered for your project when we provide the quote.

When is replacement a better choice than leveling?

If the concrete is badly broken, crumbling, severely spalled, or cannot move without damaging a fixed structure, replacement may be the better investment. We tell you when a slab is not a good lifting candidate rather than recommending a repair that will not hold up. Our leveling vs. replacement guide covers the trade-offs.
